If you’re in the market for a flat roofing structure suitable for your commercial property, then chances are you know there are several options to choose from. Discover the characteristics of a built-up roof and similar flat roofing structures before finalizing your decision.

What Is a Built-Up Roof?

A built-up roof, often referred to as BUR, is the most popular and oldest type of roofing system for flat roofs. BUR gets its name from the way it’s constructed with several layers of material. Built-up roofs often start with a base sheet installed over a rigid thermal insulation called a polyisocyanurate, or polyiso. Then, professionals apply multiple layers of fabric (ply sheets) and bitumen material (asphalt), which is known for its waterproofing and adhesive properties.

The layers are topped with an asphalt and granules mixture called a flood coat—this is a weather-resistant solution that contributes to the sturdy, dependable covering over the building. A complete BUR is essentially a continuous sealed surface, which puts it in the flat roof category.

If you’re looking for a trusted option, BUR has been around for over 100 years. Plus, thanks to advancement in technology and resources for innovation, the material and installation of built-up roofing has evolved. A few benefits of BUR systems include: 

Water Resistance

The sealed layer of asphalt makes water intrusion unlikely. BUR’s multiple layers or redundancy creates unrelenting insulation. The layers continuously protect the roof’s surface—so even if the top layer is damaged, the several layers beneath it prevent leakage for years to come.

Reflective Topcoat

Built-up roof coatings are finished with a flood coat that is available in white. White flood coats keep the roof from absorbing harmful sun rays, making BUR an energy-efficient option. Since the roof’s surface doesn’t absorb sun rays, but instead reflects them, the building maintains comfortable indoor temperatures without having to push the HVAC system to its limits. With a stabilized indoor climate, you also benefit from reduced utility bills.

Low Maintenance

Heat from the sun degrades the surface of shingles or other roofing materials that are not reflective. However, since built-up roofing doesn’t absorb the sun rays, it won’t suffer premature degradation.

That also means aside from the recommended one to two inspections per year, little to no maintenance or repair is needed in a BUR’s lifespan.

Alternative Roof Options: Single-Ply Membranes

There is a plethora of roofing structures for commercial buildings other than built-up roofing. But learning what other options have to offer allows a more educated decision-making process. Single-ply roofing is the opposite of built-up roofing. Single-ply membranes are sheets of rubber, or plastic and other synthetic materials. The three main types of single-ply membrane are ethylene propylene diene monomer (EPDM), thermoplastic polyolefin (TPO), and polyvinyl chloride (PVC).

All of these single-ply roofing options are durable, cool roof systems, which means they’re UV resistant and energy efficient. Single-ply membranes are long-lasting, each with an average 25- to 40-year lifespan. Certified roofing contractors recommend these options for commercial buildings due to their proven track record and longevity. Years after they’ve been installed, single-ply membranes can be repaired or rewelded.
